🔹 HILTON HEAD ISLAND & HILTON HEAD PLANTATION FEES


When purchasing property in Hilton Head Plantation, buyers should be aware of two separate transfer fees, along with ongoing Property Owners Association (POA) dues.

Understanding these costs upfront helps you plan accurately and avoid surprises at closing.


🔹 1. HILTON HEAD ISLAND TRANSFER FEE


The Town of Hilton Head Island charges a one-time transfer fee of 0.25% (¼ of 1%) of the purchase price.

  • Paid by the buyer at closing 
  • Collected by Beaufort County on behalf of the Town 
  • Funds the Land Acquisition Program 
  • Supports preservation of open space and natural areas 

👉 Example:
$800,000 purchase = $2,000 transfer fee


🔹 2. HILTON HEAD PLANTATION (HHP) TRANSFER FEE


Hilton Head Plantation also charges a separate one-time transfer fee of 0.25% of the purchase price.

  • Typically paid by the buyer at closing 
  • Helps fund capital improvements and community infrastructure 
  • Supports 24-hour security, road maintenance, and amenities 

👉 This fee may be subject to a maximum cap based on current POA guidelines.
