Hilton Head Plantation is located on the northern end of Hilton Head Island in South Carolina and is conveniently located just 30 minutes from I-95. Hilton Head is serviced by Savannah International Airport and Hilton Head Airport.

There are approximately 4,200 homes within the Hilton Head Plantation for an overall population of about 10,000. There are approximately less than 100 undeveloped home sites.

Hilton Head Plantation is a gated community with Security Personnel on site.  They patrol the 72 miles of roads and amenity areas, respond to and complete reports on lost, respond to medical emergencies, inspect homes of residents who are away, animal control, monitor and respond to fire and burglar alarms, jump-start vehicles, assist residents who are locked out of home or auto, provide gas for stranded vehicles, provide security checks of commercial areas after closing, and conduct health and comfort checks for the elderly.

Upon the purchase of property in Hilton Head Plantation the buyers will pay a Transfer Fee - The Property Owners Association has a one-tim Capital Improvement Transfer Fee of one-quarter of one percent (1/4 of 1%) on all real estate transactions. (This fee in 2026 is capped at $12,090)

The Hilton Head Plantation 2026 Annual Property Owners Association Fee is $1,404 per household living in Hilton Head Plantation.
